New Hampshire beach front homes for sale are in short supply. Only 18 luxury beachfront homes are offered for sale on the 18 miles of seacoast of the Atlantic Ocean. Prices range from $395,000 to $5,000,000 for an estate on 1.38 acres on Straws Point in Rye NH. Oceanfront real estate is pricy! Among the beach front properties for sale there are six oceanfront condos, which can be considered cheap beachfront real estate with their price tags of $290,000 to a modest half million for a 2,360 square foot townhouse on Harbor road in Hampton New Hampshire.

In 2009 only 13 NH ocean front properties were sold in the $230,00 to 2 million range, at a rate of one beachfront home sold per month on the average. Oceanfront condo sales amounted to one unit in the whole year! Residential real estate is slow, but appears hectic compared to the glacial pace of ocean front property sales in New Hampshire.

Amazingly, vacant land still exists on the New Hampshire ocean shoreline, there are two building lots for sale, on for $799,000 in Hampton with a right of way to the water and another for $1,295,000 in Seabrook New Hampshire with 50 ft of direct beach frontage.

New Construction Homes NH

The number of new construction homes in New Hampshire has been in a decline. In Rockingham County there is only 89 brand new houses for sale while 123 new homes have been sold in 2009. Although the inventory of new construction is decreasing home builders are still reluctant to start new projects.

These days new construction builders prefer to build custom houses whereas in the good times they were ready to start spec homes, i.e. new homes without having a buyer or a contract in hand. Times are tougher: new construction costs have not come down, new construction materials are still expensive and it is harder to get new construction loans. Instead of the low down-payments of yesterday, now 20-30% deposits are required from the New Hampshire home buyer or  builder.Construction to permanent loans are still available, but fees have gone up along with the down-payments.

The only good news in New Hampshire new construction is that land prices have come down 20-30% off their peak in 2004-2005. This helps builders to compete with the distressed resale market where anxious home sellers are reducing home prices monthly. As a result, new construction checklists have turned into home buyer wish lists, buyers who would normally be ready to start on their dream home, are just waiting for the perfect house to come on the market.

Mandatory Licensing of New Hampshire Home Inspectors

Home buyers are advised that pursuant to New Hampshire statute RSA 310-A:189, all home inspectors practicing or conducting home inspections in the State of New Hampshire must be licensed by the New Hampshire Board of Home Inspectors by January 1, 2010.

New Hampshire RSA 310-A:189 reads as follows:

310-A:189 License Required. Beginning January 1, 2010, no person shall practice as a home inspector or conduct home inspections in this state without a home inspector’s license issued by the board.

The property tax paid by a NH home owner is the total tax rate times the assessed value of the property in thousands. A house worth $300,000 in Claremont would be taxed at a yearly $32.59 * 300 = $9,777 while the same property owner in Moultonborough would pay only $7.66 * 300 = $2,298 in yearly NH real estate taxes.

The total tax is the sum of the town tax, the local education tax, the state education tax and county tax.

Since the mid 1700s the population growth in New Hampshire has been dramatic, at a nearly exponential rate. The earliest data comes from 1767 when the population was 52,672. The next 20 years doubled it and another 25 years produced a total of 214,201 inhabitants in 1810. From there on the growth rate dropped and it took one hundred years to reach 430,376 in 1910. Over the next 80 years New Hampshire passed the one million mark in 1990 when the population totaled 1,109,117. The last two decades have added only about two hundred thousand people to the NH population.
